INVENTORY OF FIXTURES


Before taking possession of the apartment as a tenant, it is now mandatory to establish an entering inventory of fixtures.


For this, we make a contradictory and objective report, to best preserve the interests and rights of the owner, as well as those of the tenant.

The expert makes a full and accurate description, including state of maintenance and cleanliness of the property, the materials used, the different equipment and their condition.

Our reports also describe the reading of various meters and calorimeters, the number of keys handed over to the tenant, the maintenance recommendations and a photographic report.

The outgoing inventory of fixtures is based on the entering inventory. We note down any rental damage caused during the occupation and determine the compensation payable by the tenant, particularly considering the normal use of the premises, the depreciation, the quality of materials and their implementation.

 

BEFORE AND AFTER WORK


Before the implementation of a construction, renovation or alteration of a road, determining the state before work is highly recommended for buildings in an close area and therefore the scope of work.

At the request of the owner or a neighbouring property owner, we make a technical visit and sketch a contradictory report that describes the constructive state of constructive before the work begins.

Once the work is completed, we establish the so-called "recollement" which is to identify the damage caused by this work. Based on the damage caused, we realize a motivated state of loss.

 

ACQUISITIVE INVENTORY



As part of an acquisition, particularly in the context of a difficult sale, the acquisitive inventory consists of a full description of the property for which you are committed, its state of cleanliness and constructive maintenance, its decorations and equipment, etc.

This contradictory report, which can be attached to the "compromis de vente" (sales agreement) or included as a special clause, avoids any unpleasant surprises at the moment of the transfer of ownership, the "acte authentique" (deed).
